I think even the one star is more what the 208 house property management deserved I was very disappointed for the overall service for the year So when the contract expired the end of May 2023 it took over there weeks to get position on my house Jay try to tell me that I had access on the 5th of June Hmm! How can be right and nobody go to take care the yard and clean the house till the 13th and after that Emmi texted me the code of the keys lock box Also Jay hire a contractor to do the yard without asking me about the over charge Like used 13 and half hours for the amount of $1070 to do a small front yard Also texted me that the owner respasability was over $800 (if he let me know I was going to do with less of the half he changed Actually I was there before the day the tenant going out and I had a landscaping person and was going to change only $ 500 but I guess he's need the commission! Also was on the driveway a bbq and he changed $100 hmm Very unprofessional not to let me know I shwo the two pictures Emmi send me before and after the did the yard No to much different Never again going to do business with that company

In my lease agreement there is not a clause listing the costs for professional cleaning, carpet cleaning, re-keying the house, check processing fees. If I would have known that they were going to spend $1,016 doing that I would have hired my own professionals. Watch out new tenants, ask them clearly about what they will charge. I lost half my deposit because of their lack of communication. Poor management.

You will not ever believe it. When Emi is the manager and she likes you then anything is the word she will use. She will be 100% on your side. Don't tell her boss this, I believe she will do anything even if it's not legal!! Give Emi a call and it get it done! It doesn't matter if you are living in the basement, you will be feeling like no one else even matters! Emi treatment is the best!!! Next to Jay anyway!
We have since learned that Jay, the owner, is a crooked and lying man. So if you want a safe and comfortable place to live, don't pick 208 houses. You will win in court after the fact so if you don't mind being illegally thrown out by an X cop, you will win.

This is THE WORST PROPERTY MANAGEMENT I've ever worked with. EVER!!! I started renting with 208 in March of last year. At first they were great. Jay is awesome whenever I spoke to him he was nice and informative always willing to help and able to work with us in whatever situation. The other lady on the other hand Emmi let me tell you. She is rude unprofessional. Had a walk through scheduled she said I could schedule it and they'd come see when we were they're or if we couldn't be there she said she could come by she has a key. Came by took pics. I work 2 jobs and sometimes my kids make messes and so it wasn't in the best shape that time. I was told it would have to be fixed I did and I told her we were ready for the 2nd walk though. Then she claims I never got back to her with a response so she wasted my time that day. She comes the next week I had an accident. i was run over I am the sole provider for my family I told her that I had made payment for December and told her I hadn't been working since my accident right after Thanksgiving. So I said I had an accident I am the only one working at the moment and if they would be willing to work with me to get Jan paid? I was willing to still pay it this month I just couldn't send it in on the first. I have 5 KIDS in my home mind you. And she says if we don't pay by the 15th that we would get a 3 day notice. And I sent her a text about how I don't think I could come up with the full 1800 in 3 days. I ended up being able to borrow the money and paid it before the deadline. And now I get a notice about how they won't renew pur lease or even do a month to month with us. I will make sure to spread the worl out there about how they only care about money and not families.

This is by far the best company I have worked with professionally and on a personal level this company has gone above and beyond to take care of not only their tenants, but myself and my family as the owners as well. Jay and Emmi are amazing individuals and truly care about the people that trust them with their homes, finances, peace of mind, etc. They are always in communication and addressing any questions or concerns in a very timely manner (usually instantly). If you are needing to rent a home or rent your own home, 208 Houses Property management HAS to be your one and only choice!

On the App. I marked yes as a sex offender. They didn't tell me they don't take sex offenders but still took my rent money and won't refund it. 15 adult renters with 2 toilets crammed into this discounting filthy place. Ridiculous!!!!!! 0 stars!!!!!!

I was out of state when I found a place I was interested in renting. Being hours away it would have been ridiculous to come into town to view a home then head back. So, they did a FaceTime showing for me. The application process was easy and smooth and super fast.

After I moved in whenever there was a slight issue with anything they got it taken care of immediately. I ended up with personal relationship drama which caused me to move out of the property. Everyone was extremely helpful with getting things resolved as seamlessly as possible.

If anyone is looking for property management I highly encourage them to use 208 Housing.

Great service. Great people. Super fast response time on everything. If only other companies were half of what 208 Housing is.
