Diana and Rod were professional and considerate landlords. I received my full security deposit back at the time that my lease ended. The apartment grounds were always well-maintained and the rent was very reasonable for the area. I felt that they were always prompt to reply to my requests for maintenance. Diana even took time out of her day to get me into my apartment on a day that I accidentally locked myself out! I really enjoyed my time renting from Diaz and Partners, and I would rent from them again in the future!

I had a house managed by them for years.
Renters left and she kept the security deposits (they was a lot of damage to the house), but never sent the money back to me. She is now not responding to any of my mails or contact attempts.
Do not do any business with then.

I've rented an older home that was split into apartments from Diaz and Partners for 5 years and it's been mostly fine. There has been a constant mold problem due to lack of ventilation, the heat has never worked well despite being serviced, and getting a hot shower was a gamble since there is 1 very small water heater to share amongst myself, my 3 upstairs neighbors and their washing machine - but the cheap rent and good location made it relatively even. While most repairs were made quickly it certainly seemed like an inconvenience to Diana; many times my neighbors would have to coordinate contacting her repeatedly to have certain repairs made.

In Feburary, during the worst winter we've had in 30 years, I experienced 4 days of no hot water so I contacted my neighbors to see if they were experiencing issues. They informed me their hot water was leaking and notified Diana that day. As the leak was not in my house I didn't text her until the following day to confirm she'd gotten notice of the problem. She sent plumbers who suggested a new water heater, even though she replaced ours 2 years ago (I imagine its time was cut short due to its insufficient size leading to over use - I'd like to mention that she replaced it with the same size, tiny water heater) and needed to get the home owners approval- which took a week. When they finally came back to work on it the plumber found they needed to special order a part (because the plumbing is so outdated) and they were unsure when it would get there or when they could fix my hot water. After well over a week of no hot water I asked Diana if she had gotten a second opinion or looked into getting another plumber; she informed me that that would cost the homeowner more money and I was welcome to pay for it myself.

All in all I spent half of a month without hot water (Feburary 14- March 3 of 2017). Many times I politely asked if we could discuss prorating my rent and each time she said she "wouldn't argue with me" and many times suggested I coordinate with my neighbors to get hot water (which is really neither their responsibility nor mine, but is also moot considering there wasn't enough hot water to do even a load of dishes, which I explained to her). When I reminded her it was her responsibility to keep the house in good working order and that letting me (and the entire house) knowingly go a full 2 weeks in winter without hot water was deplorable, her response was to raise my rent for the first time in 5 years. She claims this wasn't retaliatory but I think it's clear to anyone that it was absolutely a retaliatory rent for increase due to my persistence that the hot water be fixed and the threat to contact a lawyer if it wasn't (she was informed of my appointment with a lawyer on the 3rd of march, I received my notice of rent increase 10 days later). In addition to this when my neighbors contacted her to help with their power bill (hot water running in their house for 2 weeks straight gets spendy!) Diana told them to ask me to pay half since I "also use the hot water". Let me make that more clear: After failing to provide hot water to 2 apartments she not only refused to even discuss prorating rent, instead raised rent, and she wanted me to pay half of my upstairs neighbors power bill for a leak in their house that she failed to fix, mean while I have to travel to shower because I have *no* hot water. It took her another 2 weeks to retile my upstairs neighbors bathtub so they could shower. I have many texts from her and neighbors to corroborate this information.

I waited until I received information regarding my deposit to review her business as I did not want her to charge me more in retaliation. I knew I wasn't going to get a deposit back but I was expecting an itemized list of where the deposit went along with it being sent on time (as that is the law), instead I received a letter stating I would not be receiving my deposit postmarked 31 days after I vacated.

This company was hired by our HOA and manages the townhomes where I have lived since 2004. I sold my townhome last fall at this complex and am renting it back from the homeowner. The homeowner has paid her HOA dues on time and in full each month, yet Diaz & Partners has continued to additionally bill me for HOA dues. I could forgive the error, however when contacting Diaz by email 3 times by the homeowner and 3 times by myself (leaving phone messages) we both never received any response. They refuse to communicate at all. Ever. I finally got in touch with her today and let her know that her service is deplorable only to be hung up on. Obviously lack of communication and professionalism is an ongoing theme with this company. Do yourself a huge favor and don't rent from them or hire them for service.

The worst!!!! DO NOT LIVE HERE!!!!! She is so hard to get ahold of. She will not call you back. they will not fix anything in your house. We had a broken stove for six months. She knew and did nothing about it. our dryer overheated which is an electrical matter she didn't care about that neither. Also outside there was a broken electrical cord. Told her that she didn't care about it. The lawnmower guy ran over it. My fiance and I had to move out of state because he got a new job. Called her and ask if that was okay and she said that was fine and we asked if we're still going to get our deposit and she said yes as long as it's move in ready. So we put in over a hundred dollars of things because there was holes when we moved in, the flooring wasn't put down right. So if you barely tapped on it some of it came up so we had to fix that. We repainted a lot, we repainted the baseboards. and then she took our deposit and she said that the landlord / owner said no we couldn't have it. then I tried to call her about 12 times in a row to talk to her on the phone about it but apparently she's too chicken to talk because all she would do is text me right back. But never answered her phone because she knew she did something wrong. Do yourself a favor and turn and run as fast as you can.

UPDATE: As you can see, Diana tried to make me the bad person here, even though she knew everything and didn't fix anything. You can take her word or mine, doesn't matter to me, I just want everyone to know the truth.

Diana Diaz and her partner Rod are extraordinarily and unnecessarily rude, hostile and unbelievably unprofessional.

They are unbelievably, aggressively rude and completely without provocation. In a market that is over-saturated with property managers, I can't imagine why anyone would ever even consider doing any kind of real estate or property management business with these people.

I have known and had dealings with Diaz and Partners since 2002, they are a small property management business that prides it's self in truth and honesty, and they take pride in their work. They take care of property for owners and find qualified renters for their clients. I highly recommend them for your rental and management needs.
