It’s been 3 years since this incident occurred, but a recent reminder of how terrible Gateway Arms and Amber Home Owners Association are prompted me to write this review.

These scummy people created an assessment the same month I was closing to sell my house. This assessment was admittedly required to pay attorneys fees to sue deficient homeowners. My account was up to date and I was selling within the month, but these scummy people forced me to pay the assessment ($400 if I recall correctly) for a “service” I would never see any benefit from. I was required to pay this assessment to close my sale.

Please heed this cautionary tale before purchasing (or selling) a home within Gateway Arms’ tyrannical little fiefdoms.

PS, absent Google’s functionality, this would be a -1 star review.

Five years ago we purchased a house at Gateway Arms Realty HOA Zoning. This is our first time owning a house. We do not know anything about HOA administrations. Unfortunately, our attorney did not provide us with the HOA booklet and we did not know our rights and rules. During the past 5 years living in the house we were trying to maintain our home, but everything that we did to maintain the house HOA administration did not like anything. We kept everything civil and never tried to argue with anyone. Our house is at the end of the community and our sewer and water meters are connected to 6 houses in our townhouse line. HOA fee includes water bill , sewer clean and snow clean. The past winter nobody cleaned the sewer and dirty water came out of it and effected our property. We informed our property manager and they took out the water, but left all dirty sewage inside and ruined the water meters and terrible smell began to leak into our home. We immediately informed our property manager, but they ignored us. Then, we got a letter from our manager stating that we have to pay $100 for water violations fee, because we have “pedicure chair” inside our house and our manager needs to inspect inside our house. We asked so many times for our HOA booklet, which we must have because we are members of Gateway Arms Reality and again we were ignored. Additionally, we agreed and scheduled appointment for March 16 to have our house inspected. We took a day off work and waited for a person to come and inspect the house but nobody came.Following up, we got an email from our property manager stating that she cancelled our appointment. COVID-19 hit New York, and the state went on pause and we were in quarantine. During the quarantine we got another bill from our management with monthly HOA fee and additional $100 WATER VIOLATIONS! Yesterday, unknown woman rang our doorbell and told us that she is our new property manager and she would like to come into our house for inspection, because they got phone call stating that we are doing business at home. She repeatedly asked to open door, because the water bill is going up and we get blamed for that. This is not true, because all water bills goes on our names and our address and we have proof that is not up especially the water meters is broken from winter. Nobody informed us that we have a new property manager. Additionally, I asked her to send an official letter with explanation and requested home inspection, then we will be able to schedule appointment after our region going to phase 3 reopening! Then the property manager and one men who was present like “president of management “ came into our side yard and started telling us that we have a lot of violations and they will send us a lot of fines. Now we think that we are being harassed from our management, even during quarantine when we struggled with financial stuff because from of the pandemic and couldn’t work and go outside!? I think it is BECAUSE WE ARE IMMIGRANTS! We have video recorded from our door bell device. We have all proof.

I can't say enough good things about Gateway Arms and our Managing Agent Liz,
She is always there when needed. Only a phone call or a text away. Our development had a major issue and she stayed well into the night way past her normal working hours to make sure everything was resolved. I'm the president of our HOA and I highly recommend Gateway Arms Realty. Their staff goes out of the way for you and your needs.

Very unprofessional people. I have called and left voicemails and still have never received a call back. They do not care, only care about money. I have been trying to get in touch with Liz but she is not responding back. She is a very rude unprofessional person. I witnessed her try and force herself without a warrant get into a persons home, not once a couple times. Also I witness a Board Member yelling and cursing at the home owners it was so bad I had to video tape it all. She was cursing the home owners out telling them the exact words is “eat my butt” and was trying to take her pants off, it was so disgusting, I believe her name was Sandy. That is harassment. She should not be a manager if she does not know how to act professionally.

This is by far the worst HOA ever, especially Liz dehart. She is horrible, rude, aggressive….
I would never live at any property that they manage. I have spread the news to many people that this is the worst. You can live here if you don’t need any privacy. If you want someone to fine you and find excuses as to why they giving you a fine and never give a logical explanation and not respond to your calls or emails, someone to watch your every move and everything you do. Then yes go ahead be my guest. Live in this hell. I was visiting someone, I am guessing the board member named Sandy started to yell at me, cursing me out. Insulting me, telling me to “Fudge off”, “eat my butt” taking her pants off, flipping me off a couples times. All I was trying to do was park, the property is very tight, I was not blocking any one. I did not park on no one else’s driveway. This is the worst experience ever. Made me feel so uncomfortable. A couple years ago, Liz dehart was demanding to enter the house, looking over the yard. Which she was invading their privacy and it is a private property without a warrant you shouldn’t be in invading their property. They have been accusing them for many different things that don’t make sense. Its like they are not allowed to have friends over at all. This family has been singled out and harassed since day one. Decorate your property they will send you a fine saying its trash. I have been trying to reach out to liz and she has not responded. Because she is attacking the family for so long. Even with all the proof that the family gives , she does not care. She just wants to pocket some money. Just so everyone knows this family is paying for your plumbing maintenance, plus they are paying double for HOA. So guys all of your monthly HOA is going right to their pockets. Liz was asked why she can not give a call because not everyone see’s the emails, her words was “its to much, I will not be calling all the time”, meanwhile whenever she schedules something that involves going into someone else's private property, she needs to make arrangements with that home owners, not send an email two days before. What if people are on vacation and have no service? She has to make arrangements with the homeowners, not just do it whenever she feels like it. So, because the family was away and had no service and have the proof that they had no service she does not care, she decided to make them pay for the plumbing maintenance. Two weeks notice is needed, my mail not email. We all get 10,000 emails a day, also arrange it with the home owners don’t make it on your time, everyone schedule is different. Now she is accusing the homeowners of that they were trying to prevent the plumbing maintenance. But they were away and no service. Watch they probably don’t even care, and they will continue to do this and harass people and single them out. She don’t care , she has her favorites and she is unprofessional. If she can not answer the phone or respond back and follow the HOA rules then why is she working there. She is not above the law and she thinks she is above the law. Oh wait I know because no one cares. They just want to steal and scam people and pocket the money. Everyone remember, your monthly HOA payments is going to their pockets because one family paid for it all. As stated above if you want to fight and never relax and stress live here. But this place will drain you and steal all of your money.

Gateway Arms is the worst management company ever stay away . Mary Louie and Liz dehart are the worse people to deal with that I have ever meet in my entire life . They never answer the phone or emails and talk to people like they are nothing . They clearly get paid to do nothing and can't even manage building properly . They charge a lot of money for maintenance and do nothing for the building and pretend they are doing their jobs. They are the rudest and most unhelpful people to deal with and stay away please !!!!!

Our HOA operates like a mafia. Talks to home owners rudely, harasses us and fines us for nothing, and constantly lies. Absolutely unprofessional in this work. All the good reviews you see are from their coworkers.
