Shady management company that doesn’t care or help. I rented from Figure 8 3 years ago and have not been able to get my name off of the lease even though I haven’t lived there for 3 years. The company refuses to help, they are scammers and sketchy!!

Every time we reported an issue, someone was there within a few days (or sooner if needed).
I've had issues in the past where realty companies try and take my entire security deposit or charge me for additional fees without communication. When we moved out of our house, the staff literally fought to get back as much of our deposit as possible.
Figure 8 is a team of honest people looking out for their tenants. It has been my best experience renting yet and I was truly sad to have to move. The company's communication and service has been spectacular!

Worst customer service possible. My husband and I have always been reliable tenants and have never failed to pay our rent on time. However we’ve had to fight endlessly anytime a repair/maintenance request has been necessary. Our washer has currently been broken for a month with no response from Figure 8 to my last 4 emails and calls. I’m currently 9 months pregnant and can’t even wash clothes for our baby’s arrival in our own house. Timely communication and action should be a fair expectation for any tenant.

I will also note that multiple of the “good” reviews posted here were written by their own employees.

* I'm writing this review based solely on this company's communication and service. *

I lived in a new duplex for a year with three other tenants from 2016-17. Once we all left the duplex at different times, there became a problem with the lease. Two of three co-signers (our parents) were left on the lease, and one was replaced with a new co-signer (attached to a new tenant) without Figure 8 giving notice or getting consent from the other two co-signers.

After realizing our parents were still on the lease, we spent three months calling, emailing, tracking down contact information, talking to anyone who could help us, and dealing with this matter ourselves. (Believe the negative reviews posted about this company; they are most certainly true.) My first series of emails were left unanswered, and many times when they said they would email us or follow up with us, we would not hear back from them. They also regularly did not know answers to questions we had about their policies or the lease itself (we would literally get the response "I don't really know" to our questions), and they're the ones managing this property!

It was only when we started calling the office repeatedly and requesting for specific follow ups that we felt actions were being taken to correct this issue. They finally allowed my mom to be released from the lease as a co-signer, but they required all other co-signers to sign the addendum that stated this before she could be released (but this was not the case previously when one of the co-signers was replaced; they had conveniently and arbitrarily "changed their policy" since then). My mom and I spent another month getting in touch with the other co-signers to sign the addendum because Figure 8 did not take the steps to properly follow up with anyone or offer alternative solutions. To summarize this saga, my mom and I had do to all the communication ourselves to resolve an issue that was created by Figure 8.

The stress of this situation placed a lot of strain on my family. My immigrant mother felt like she was being taken advantage of by this disorganized and inexperienced company. I just couldn't believe the lack of care, concern, or responsibility on Figure 8's part. Truly disappointed with them, because I did enjoy living at one of their properties.

Nevertheless, I feel the need to warn future/current/past tenants and highly encourage to be proactive when dealing with legal issues with this company. I work in communications for a large company myself, and it is an unstated common practice for us to ALWAYS follow up and help our costumers/clients, even if we cannot directly resolve the issue ourselves. We do this because it's simply our job. Just like it's the job of a property management company to manage properties. If my family had the money, we would have likely hired a lawyer.

Figure 8 has been managing my property for as long as I've lived here. Any problems that I've had thus far have been tended to incredibly fast, and with the most professional quality. I've never had any problems reaching them/hearing back whether it be via phone or email. I'm glad to have figure 8 and their team in my corner.

I could not have asked for a better experience selling my home with Figure 8 Realty. Years ago I rented a home through Figure 8, and was happy to return to them when it was time to sell my home. I can’t say that I was surprised at the level of service and care I received throughout the process because I had known them to be as attentive when they were my property manager, but I certainly was delighted by it. Selling a home can feel very daunting, but the team at Figure 8 was so communicative and helped distill the process down to terms a layperson (like me) could be much more comfortable with, and were always there immediately to address any and every concern. They priced the house at a price we were both really happy with (and provided expert advice in terms of the market factors, etc.), and then it sold for considerably over asking with the help of their negotiation skills. Best yet, everybody was happy with the exchange, from the realtors on both sides, the buyer, and me (the seller). I genuinely, wholeheartedly recommend them to anyone needing to buy, sell, or property manage their home/space/etc., and will definitely be hitting them up when it’s time to buy a house again!

The tenants of 4657 Coldwater Canyon have been enduring this incessant squeaking sound for over 2 years now. They claimed to be looking into faulty dryers in the tenant's units but the noise persists. Several neighbors and residents have complained. It's going on all hours of the night and day. A neighbor is a preparing to move because it was too much, on top of the screaming, cursing vagrants coming from under the Coldwater/101 underpass. There was even an infestation where the whole building had to be tented after a vagrant kicked out the sides of the storage cubbies, moved in there, and brought bedbugs into the entire building because the cubbies were unlocked/street facing. Do not move here - it is no longer a good place to live.

So far, my experience with this company has not been very good. They were recently hired to manage the building at 4453 W. 4th St. in Los Angeles, and the workers they hired for painting some of the outside were the WORST painters ever. Sloppy work, did not clean up after themselves, did not prep before painting, drippings everywhere etc. They were not professional painters and they had no name on their equipment, etc.. Also, this company has been very slow to respond on email. They do not periodically check the work that has been done (painting) even after several of us have complained. I have asked what is the maintenance program for the building since the windows and the hall carpets have not been cleaned in years and the response a few months ago was "We are coming up with a program" - no answer yet. I will be happy to revise my review once things improve
