Summer

I had a disappointing experience with this property management company from the very beginning of our lease. On the first day of moving in, I opened a maintenance request after noticing and issue during the move in inspection. I spoke with the property manager directly, who assured me that the issue would be taken care of promptly. However, despite my follow-up attempts on four separate occasions, I never received any updates or communication beyond being told that a "technician was contacted." As a result, we went the entire length of our lease without access to filtered water, which was incredibly frustrating.

When it came time to move out, my husband and I, as we always do, took great care to leave the property in excellent condition. We had it professionally cleaned and even took the extra step to touch up the paint. However, when I called to ask for the paint color, I was told that they had no record of my move-out notice, which I had sent via email a month prior. After some back-and-forth, they provided the paint color and brand but were unsure of the sheen. To ensure the best match, I purchased both sheens they mentioned and did my best to match the finish. Despite this, the color was slightly off.

Upon moving out, we were charged for cleaning, which was later removed after I disputed it, but were still hit with a $600 charge for repainting due to their inadequate and unclear paint instructions. Despite my efforts to match the paint as closely as possible, it apparently wasn’t enough, and this charge was deemed unavoidable after their “investigation” because they can’t “guarantee” the painting contractor uses the communicated color/brand.

Overall, the lack of communication, poor maintenance response, and unfair move-out charges made this an incredibly frustrating experience. I would not recommend this property management company to anyone looking for a responsive and fair rental experience. You’ll be paying for the next tenant’s cleaning and painting.

He walked me through each step he completed on each maintenance order. Very professional and made sure I knew how to work the orders I submitted. He was quick and efficient. Ben Berry was great. My shower head was constantly leaking and when he realized the problem he went out of his way to go to Home Depot right then to get a new one. Even made sure no water was left on my bathroom floor. Truly appreciated it.
