I have never ever had such a terrible experience with a property management company. First, they never fixed the leaking water heater even though I filed a maintenance request THREE times. When they finally did send a plumber to look at the garbage disposal, it was actually the owner and nobody told me. Odd. Second, they never had a carbon monoxide detector in the rental even though it is a law in Idaho. Third, they took over half of my $2700 deposit claiming the windows needed to be cleaned and “misc repairs”. I left that home spotless. There was no walk through, when I moved in or out. The home was FILTHY when we moved in, finger marks on the doors and big holes in the walls, dog hair everywhere.

I’m absolutely filing a claim with my attorney.

*update to your updated response, your reviews and BBB complaints align with everything i said. It’s sad multiple tenants have a similar experience. HUD, 2 lawyers, 2 therapist, and a licensed DOCTOR stated my ESA was valid and real yet you still unlawfully denied & charged me for it, no matter if you use a 3rd party company or not. Yes people falsify documents, I was NOT one of them. You understand my anxiety? No you made me miserable! You made me struggle even more with my disability. Constructive co took no responsibility with me personally, only here, publicly. You stated we didn’t give you a location for our SD check, obviously because you tried to withhold almost $1600 for damages WE DIDNT DO! Imagine giving back a property in better condition than received and then being charged over $800 for it to be re cleaned with no valid proof to justify it? There appears to be a common theme in being charged for things like maintenance, patched walls, light bulb & blind slat replacements, window cleanings, etc. I’d still love to know why we had additional carpet treatments for carpet that was 6 months old & never damaged by us. We asked for documentation of such damages & you failed to provide it & because we were persistent you refunded us only after we mentioned seeking professional help from a lawyer. Debra stated she reviewed our move in report & noted no damage while simultaneously charging us for damage in that very report. Constructive co didn’t take proper steps to review my legal documents from an actual licensed Dr in the state of Idaho resulting in them charging us $500 pet security deposit + $25/month in pet rent at the END OF OUR LEASE. As someone with an actual disability, Debra put me into extreme distress over this. We were informed the previous tenant didn’t take care of the carpets because of animals so they were replaced. Actually, the previous tenant flooded the home in which Debra confirmed. We found this out from multiple neighbors, not this property manager. Neighbors let us know how disgusting the home was prior to our move in, but constructive co was good at covering up things that later reveal themselves. We had a 6 month lease, treated the home amazing & we really thought Debra was looking out for us, we now know how to spot manipulation. Debra consistently asked if we were renewing our lease starting at our 3 month inspection they require, which is odd but maybe it’s due to the prior tenants damages, the old tenant even left disgusting markings that constructive co did not remove. At the end of our lease Debra waited the full 30 days to give us a list of deductions from our security deposit, extremely unprofessionally handled by Debra but make sure when you move in/out you document EVERYTHING & when you move out do an in person walk thru not on FaceTime like Debra had us do, they have other staff that could’ve taken this on & would’ve avoided a lot of false claims they tried to charge us for! I do not rec discussing things over the phone, get it in writing bc Debra would occasionally say one thing but change her wording later. We were asked if we would renew because we were “such fabulous tenants”. We must’ve been truly fabulous considering they wanted to raise our rent $200 and after we said no they offered to keep our current rate, never would we put ourselves in a position to be manipulated by your management again. They tried to charge us a large portion of our security deposit for damages we did not cause and were on our MOVE IN REPORT. It took us so much time, research, and meetings with lawyers to get them to listen to us regarding the return of our security deposit, which they later gave us most of our money back, rightfully so. Again, document everything! Get everything in writing. Stand up for yourself! Pay attention to documents they write up, they mislabel things. Photos of home they tried to charge us for not being clean enough and claims of damages that were not proven, we got our money back bc they cant prove their claims, not bc “we were good tenants” though we absolutely were.

He has been absolutely magnificent and his team is by far top grade. Deb Knudson is our Liaison and she has been great. They have given me the best experience as a landlord that you can possibly imagine. All circumstances are handled by his firm and allows me to not have to worry about the property.
