When my fridge suddenly stopped working, guardian mngmt truly came through. They replaced it with a brand new one within 24 hours and even cleaned up the mess afterward, which I really appreciated. The staff was super friendly and kept me updated the entire time. It’s clear they care about their tenants and go the extra mile to help out.

We’re grateful for the super in our building!

A few weeks ago, due to an influx of rain, the window sills in our bedroom were coming apart overnight and needed to be repaired quickly. Our super was very responsive and within a day he came and spent about 4 hours just focused on repairing our windows, honestly he might’ve been there longer.

Our windows are in good condition now and we haven't had any further issues. Since we moved in a year ago our super has always been very quick to respond to our requests and help keep our apartment in great shape.

Horrible management company. Since they serve to low income, they treat their tenants poorly. They don’t keep up with repairs. I’m constantly having leaks in the walls, mold in the bathroom. My neighbors constantly have the same problem. It’s so bad, they need to tear down the building. Communication is terrible. Representative are very disrespectful. If I could give this management zero stars I would. They have people drug addicts and people who live in the building with programs.. work in the building as if they’re apart of management. EXTREMELY UNPROFESSIONAL. Definitely looking to going to the media outlet about this company. They need to be shut down for all the poor management.

I signed a lease with Guardian Realty and Management Group. Moving to New York is always a challenge, but the staff at this management group were responsive, knowledgeable, and kind, coming up with the best solution each time. The property maintenance and rent collection is professionally handled by them. I am highly impressed with all the excellent services I have received. Thank you!

Among other violations, they syphoned electricity from a neighboring building to our apartment. This resulted in our electric stove not working for months and they did nothing to fix it, so we had to move out. Guardian is very unresponsive and they will just bounce you around to different people in the office in order to avoid addressing any issues.

Guardian Realty is a verifiable slumlord. Across 43 buildings there are 3,136 NYCHPD complaints just in the last 3 years alone! They have yet to fix a random occurring leak in our apartment coming from an overhead ceiling light... very dangerous! They are unresponsive, overcharge and won't recognize our tenants association. Since 2006 there have been 22 litigations against these horrible people. Evil would be an understatement. BEWARE!

Unresponsive management, ignores requests for basic maintenance, siphones electricity from other buildings (making power service less reliable and lower quality for paying customers, and dangerous for lineman, who may assume the power line they are working on is de-energized) refuses to return security deposits.
