-Today is our 3rd day since move in to our rental house. It has been a disaster from day 1. My husband and I are pretty laid back people and don’t really ask for much. when saw all the bad reviews we decided to give MYND the benefit of the doubt... Please do not do like we did. We have rented though multiple property management companies and they are by far the worst we have ever come in contact with so far. When we moved in the house was FILTHY. We asked if we could get it cleaned and were told they would have someone out ASAP. No one ever came to the house to clean. Not to mention they told us they would ONLY give us back our $199 move in fee we paid them before move in and if we had it professionally cleaned we would not be reimbursed, we would still only receive the $199 move in fee back. We also stated that the garage door was not working at all and were told they would have someone out to fix it ASAP but we still have not heard anything back from anyone. When we toured the property there was winterized tape over the sink, whoever came into the property to “turn the water on” just threw into one of the cabinets along with some other trash. I put turn the water on in parenthesis due to the fact that nobody actually cared to turn our water on. When we moved in we were told “the keys to the house and the garage door opener will be above the microwave” there were keys up there but they had nothing to do with the house at all. We called about them not working for the front door and they said “you won’t have one since it has a smart lock” kind of strange since there is a key hole under the smart lock but okay, we asked about our mail keys and they said “you will need to go to usps and get a key because the last tenant didn’t leave one” We asked about the garage door opener and have had no response to this. They keep telling us they will have someone out to fix these issues but we haven’t had any updates, we have to call them to get any information and 10 times out of 10 our resident manager is busy or on the phone with another resident and then we don’t receive a call back for hours later. If that. Every time we called about utilities we were told multiple different things and it didn’t really seem like they knew what was going on. So that was also super aggravating.
I’ll update this a time goes by, if things get better… or worse but currently we have had nothing but bad experiences with them and it’s only the 3rd day.

-Update: 2 weeks since move in, communication still isn’t great with our resident manager and we had to have one of our friends who owns a cleaning company to come and clean as They sent someone to clean but only the counter tops were wiped off and roach killer was put around the house. On a more positive note, the maintenance team has taken care of all of our issues so far. Sherry has been in direct contact with us the whole time and has helped out tremendously. The tech from mynd that came out to our house to fix the issues, Rafael Robles, was super awesome! He fixed everything he was sent out to fix and helped us out a ton, he also had a very positive attitude the entire time he was here and seemed like he genuinely cared about everything that happened throughout our move in process. Him and Sherry have definitely helped us to see the more positive side of this company. The last few days things have started to take a turn for the better solely because of these two people. Because of them, and only them, I bumped the rating to 2 stars.

Update 3:
6 months in and I’m back to my original rating. Overall it has not been worth it. An FYI in case you do decide to rent from them, if you live in an HOA they charge $45 on top of whatever the actual HOA fee is and they don’t question anything about the violation when the photos aren’t clear, they just immediately charge you for it. We also just got our mail keys finally last month, they had to change the locks and it took that long to do it

My family and I have been at our rental for 8 days. When we moved in, I was shocked to see how absolutely filthy everything was. The bathtub is peeling and disgusting, one of the kitchen drawers is missing knobs, I've found several screws just laying around on the floors (thank god my kids didn't step on them), the flooring in the living room and kitchen is already bubbling up and peeling back, a lot of the surfaces are covered in rust, the laundry room is rusted and dusty, the kitchen light switches are black and grimy, the window sills are covered in dead bugs and spider webs, almost every single wall HAS CRACKS IN IT. The cracks run vertically up the walls, horizontally along the walls, and some just wind and run through others. Some of the floors are uneven, there are bulges in the walls, and anything that they didn't want to deal with, they just painted over. Speaking of paint, the kitchen counters have lovely granite counters... but someone was too lazy to do a proper job painting and got paint all over the counters. The cabinets also stick like crazy because of the shoddy paint, which is also already peeling on some of the cabinets. Oh, and whoever "cleaned" the oven left a bunch of barely scrubbed off chemicals all over the inside.
There's a lot more to it, but the photos speak for themselves. When I reached out to Mynd, their response was, "You knew what it looked like going into it." You would think rental companies would want their units to be clean upon move in. Not this one, apparently. We paid a $200 "move in fee" which was never disclosed prior. Not sure what that went to since the house is absolutely disgusting. The company put in a work order and all it said was that we complained about the kitchen being filthy. IT'S THE ENTIRE HOUSE. Not only that, but they closed the order without anyone ever coming in.
I'm giving 2 stars solely because the yard is absolutely massive, well fenced in, and it's a great, quiet neighborhood. The appliances are also newish and good quality. We did have to provide our own refrigerator (which is something I've never had to experience when renting), so that was an extra chunk of change out of pocket.
I'm hoping the rest of the 12 months goes smoothly, but I'm not getting my hopes up.
**7 month update: It is so much worse than we originally thought. Our bathroom ceiling is literally collapsing (you can see INSIDE the ceiling and debris is falling out, along with the vent dangling). We have been begging to have this fixed and have had concerns since March. After multiple inspections, their own techs have said, "They rented it to you like this?!", "Of the 300 properties I've inspected with Mynd, they have NEVER ONCE chosen to fix the problems" (just bandaid work), "These are the worst foundation issues I've ever seen" (owner was quoted minimum $25,000 for foundation repairs and we have in writing that he WILL NOT be moving forward with repairs), and my favorite, "They are going to try to nail you for this." Read the other reviews of tenants getting billed for pre-existing issues. DOCUMENT EVERYTHING. GET EVERYTHING IN WRITING. You will go weeks without a response, and when your account rep does respond, they'll just ask for more photos like they don't even know what your'e talking about. The width of our main bathroom is about 78"... ALL but ~4.5" is cracked through. This is without touching on the leaking sun room roof, the bathroom water pressure bottoming out so you can't flush or shower, spider infestation, lumpy roof, and horrendous communication. Do not trust your property with this company. I have been inquiring about a property they have listed on their website for weeks. The description on their website is obviously inaccurate. I've made several attempts to clarify the misinformation and no one ever follows up with answers. They tell me someone will get back with me by a certain time and then I never hear anything back other than several emails and texts containing a link to apply. I've called several times and during our most recent phone conversation I expressed my frustrations and the "leasing professional" told me that "no one was forcing me to apply." Horrible!

Moved in less than a month ago and I can’t even begin to explain how horribly this company has managed our property so far.

Went to pick up keys for the unit after all the necessary payments and proof of utilities were submitted, and the lockbox was open with no keys in it. So the door was rekeyed, and then when I entered I discovered the whole place wasn’t cleaned at all. Boot prints from their vendors on the floors, dust, dirt, debris everywhere. Requested to have it cleaned before move in, and wasn’t scheduled until the day of. The vendor they scheduled didn’t communicate properly with us and requested information that Mynd should have already given them.

Same week we found out there was a blockage in our pipes that caused the clothes washer to overflow and leave a *river* of water going down our stairs and flooded the bathroom on the first floor. When they came to fix that we also discovered one of the main mechanisms on one of toilets needed to be completely replaced.

This week we’ve come to find out that they didn’t give us any keys to our mailbox. So now we, as tenants, have to buy a new mailbox lock, schedule USPS to come out and change it, and then pay a fee for the inconvenience.

All of their people are remote, there aren’t any actual human beings present in the city, save their maintenance team and vendors. Makes it incredibly hard for their people to actually care or get things done in a timely manner.

The unit itself is beautiful, and my boyfriend and I are thrilled to be in it, but the odds of staying after the lease is up dwindles every time I have to interact with their team.

Recently moved into one of their homes. For one the home is not even close the expensive price. We wanted a home with a yard. We moved all the way here from Colorado. The yard full of glass. Trash, dirt. No grass in the front. Our backyard floods almost into our house. There is also glass in the backyard. The garage looks horrible! Holes in walls! I’ve reported these things and someone came out. Said our gutters are all damaged. Said our backyard is high flood zone. After they sent the estimate out to this company. We never heard anything back. Our air conditioning keeps going off and the emergency line never answers ever! It’s 102 degrees today and our air is not working and has been running nonstop. So our bill is going to be huge! We reported pest multiple times. Never heard back. We have trees in our backyard hitting the power line which is extremely dangerous! Told the company multiple times. We moved in April 29th. Still haven’t heard back about that. We pay $1850 for the tiniest house plus a $20 monthly fee. If you saw our house and yard you could be in shock. We didn’t have a chance to really see the house until we moved to Texas. I would not recommend going through this company. I have emailed them. Sent In pictures. Called. Done all I can do get help. Wondering what we should do next.

I lived at a rental house managed by Mynd for a year. They were difficult to work with when negotiating the rent price and term length, but we loved the house. The maintenance team was hit or miss. There were times they came promptly and other times took weeks. We had a water leak from a busted pipe for months. When we finally complained enough, they had a team come up and turn off our water. They left us with no running water for over 2 weeks, I complained and had them reimburse our rent for the time when the house was quite literally unliveable without running water. When it came time to renew our lease, they were wanting to increase our rent about $100. We noticed multiple houses on our same street and even more within the neighborhood listed for rent for $200 less than what we were currently paying each month. When we asked if we could remain at our current rate, they did not want to negotiate at all and told us "no, we will have no issues finding new tenants to pay this." LOL! After weeks of them not budging on raising the rent and the houses all around for rent not moving in the market, we decided to leave Mynd and our rent home. When we turned in our notice to move-out they last minute, ditch-effort told us we could keep our current rent. We did not stay with Mynd and I would never sign with them again after that. They are greedy and do not care about their tenants. That house has been listed for over 3 months now and they have lowered the rent to $100 less than we were paying while living there. If you are wanting a long term stay at a rental home, I would not lease with Mynd Management.

Lived in a Mynd managed property for a year. From move in day it was a complete disappointment! Now that I have moved out they want to charge me for ALL preexisting issues that THEY never cared to resolve while I was living there. I work in property management, and a lot of what this office does is not legal! It’s extremely sad that companies try to take full advantage of their residents! Worst management company I’ve ever worked with! Stay clear!

Adding to the negative experiences from this company:

We rented a house in TX from 8/23-8/24, we have been waiting for our deposit to be returned to us and just found out that they are charging us a total of $1900 after move out. Including but not limited to "wiping down walls and baseboards" which apparently is separate from the cleaning fee they also charged, and painting the entire living room ($900 for this part alone). When we moved out we were very cautious to clean and repair any damage because we need our deposit back in full. We asked multiple times for the paint color so we could paint any areas needed, multiple times we went unanswered or they told us they would take care of it. The $900 they're trying to charge us for painting the living room is from the spots from mounting the TV and the few photos we had hanging up - there was literally nothing else because we never painted any walls.

We decided to go with mynd because we needed a rental and it was a good deal. For the most part they were an ok rental company (other than telling us just to open the windows when our AC went out in the middle of summer and we have two toddlers) but this is horrendous. We've been asking for awhile when we will get our deposit back and they have until 9/9. They conveniently added these charges to our account today, the Friday before Labor Day and when we happened to see them and immediately called the company we were told the person who can help us is off until Tuesday. We're beginning the dispute but who knows what they'll pull. DONT rent from Mynd unless you want them to take your money.
