Starting out, these property managers seemed professional and decent. When you decide to stop renting from them, though, they will treat you terribly. We had a water leak (water pouring from our ceiling from the unit above) that they didn't do anything about for the 28 business days between us reporting the issue and moving out. I had trouble logging into the tenant portal and requested that they cancel auto-pay, as I had been notified that it would continue to withdraw rent from me after the end of our lease. They said they canceled the charges but did not, and then it took them 19 days to actually refund me the payment. After requesting a move-out checklist of things to address and receiving none, my roommate and I scoured that entire apartment to leave it cleaner than we found it. Then they withdrew $219.29 from our security deposit because they claimed three blinds were damaged, even though we did not damage the blinds and barely touched them while we lived there. Through all this difficulty, all that I get from anyone at the company is "put it in writing," "it's not our fault." No one has even had the decency to apologize for inconvenience with issues that, while fault may be debated, they were certainly negligent in allowing. Avoid them at all costs. Rent from anyone else instead, if you don't want to do business with people that will take advantage of renters.

I just moved in recently, and so far so good. The application process was very easy and their communication was fast and they were super nice. We didn't have A/C the first couple days and they sent maintenance and replaced our A/C asap!

Ive rented and lived in the same house through Summit since 2015.
(3516 evergreen) offered a $200 discount for a 4 star rating but then forgot my name and how long i was there at put last inspection ? sooooo here it is!!!

In this time we have had very little contact save for any situation that benefits them.
No yearly inspections or general "Management" of property. House had the Landlord special with bad patch jobs and paint work. Yellow painted walls covered with white while also not being taped off leads to a poor overall living space. Smoke detectors that were 10 years old.

Two times our water heater went out in seperate winters and boths times it took 3+ days to fix. Our fence needed to be constantly fixed and was... but by some shoddy "handy man" that would never call before hand and couldnt use a drill properly.

We had a willow tree (Prone to rot)
in the front lawn close to the house that was showing signs of decay and death on first move in. We sent email after email and videos of it swaying and creaking with deathly intent.
It tooks 8 years multiple scary and dicey windstorms for it to finally fall and hit the house thus Scaring and scarring my son when he was in the room and almost got crushed. All the while we had to ask for updates on said tree and if the owners would cut it down(cost to much)
.... sure did,after it fell and even then it took about 2 weeks.

Due to lazyness on owners part or whomever I was also charged for electricity the month after i moved out to the tune of $400+ because they didnt set up a resume of service while I called Idaho power they defaulted to me.

The audacity of these people is astonishing to the point where they even asked me why it was so high (Electricity)when they just
Replaced carpet 8+yo for hardwood along with other needed "Repairs for damage" running up the Electricity bill.

Stay away from this company.
They know what they are doing and taking advantage of renters .

Easy application, quick and effective background screening, and lease signing process was a breeze. I love how I can pay my rent and submit maintenance requests through the app. I also like my unique rental.
