Visited tenants at a Camas Apts, a.property in Blackfoot, ID. Concrete steps in poor repair with spalling and some crumbling. Upon leaving truing to avoid the damaged area, another pice broke off while stepping down. I fell sprinting my ankle a causing severe pain to my knees, back and shoulder. I missed 4 weeks of work. I contacted them, but they refuse to reply. The steps were repaired the next week, but no response to requests for my medical bills or lost wages.

Terrible...terrible management. Lived with them for 7yrs and I can honestly say they are the most inhumane management company I've ever met. For instance, I lived in West Pines, a disabled persons and senior citizens apartment complex. They were required to plow and shovel during winter. Did they? Not at all. We had senior citizens who were falling and couldnt get up, literally yelling for help trapped in snow drifts but when I called the emergency line to report this I received a call back 3 days later with them yelling at me for reporting it. It still wasnt ever fixed

Received a notice on my door, after office hours,, stating I had not paid my rent for the month, PAY up AGAIN or be evicted in 5 days. Went into office to tell them I paid, the date paid and date check cleared, please woukd thay check their records. Was told rudely that thay had, I had not paid and should have received a prior notice of non payment. 2 days left before my eviction and not a WORD, and rent due again? Now going on the 5th manager in 2 years. Senior Apts in Payson AZ. WORST EVER.

4 stars until breakdowns so far 3 months to date waiting on broken dishwasher & 3 months may june July on air conditioner so it goes to 2 for now , In Wyoming if heating systems broke in January I would be dead by now so

They took over managing a newer building and immediately took the online payment portal offline. I had to go back to using money orders which can be an issue since I am a disabled person. There is a separate charge for electric which isn't a problem except for the fact that the amount due each month will change so if there is not accurate accounting then it gets easily convoluted. When I delivered my money orders for the first two months I would verify that their accounting was correct; the original management had problems with their accounting. All seemed well and they got the online payment portal working, but then the last month's (August 2023) data was not inputted. I asked if the portal would be updated before the first of the month (Sept 2023) and was assured that it would be. It was not. There is now an amount due shown that is different from what it should be. I have screencaptures of the Aug 31 and Sept 1 amounts due but I am not sure how they derived at the amount shown. I was also told to go back and talk with them if there was an issue on the first. WHY?

Again, I am a disabled person under U.S. federal law and yet I am required to continuously meet with the managers to talk to them about their inability to do their work with professionalism and competence. Their point is to intimidate me and degrade me and to coerce me into making a concession that I am somehow at fault. I am the one "constant" in the overall "problem" so there must be something that I am not doing correctly (right?). They continuously want to talk to me about how I feel about them not doing the job that they are being paid to do. (Go back to your fall-out shelter in Idaho or do your job.) I am a veteran on disability but am expected to grovel to people half my age. I have problems articulating myself verbally when I am upset and I think that type of issue is not uncommon so that is what they want to cause so that they can feel superior and justify their dismissive attitude.

As far as I can tell this company is no good as a property management company. My sister lives in apartments in malad. That syringa manages. They do not have a manager on sight instead they have a maintenance man that is in the office doing nothing that we can tell. When told about items that need repairs. He replied" I'll do that tomorrow" we'll it has been a week and still he sits in the office and does nothing. That's if he even shows up. The snow is not getting cleared off the sidewalks sometimes for days. I have shoveled out my sisters walk every time it has snowed this year. And any time I have called Boise you can't get anyone on the phone and if you do they are rude. They have raised her rent I think three times in the last two years. That makes it tough for someone who is unable to work and on a fixed income. Also lately she has been hearing about people moving in into uncleaned apartments that have repairs that need done. Poor management if any at all. I believe a letter to Hud is long over due. I gave them one star because I had to give them something.

They all suck, the management, the landlords, the properties, they are ALL awful, no one returns your calls or emails, no one appears to care about the health and well-being of any of the tenants that live on their properties, they just don’t care. I don’t recommend ANY of their properties, actually I recommend reporting them to HUD because they break a lot of rules and laws if you aren’t familiar with them to circumvent “hassle” all around a bad company, a bad place to live, and horrible landlords, especially when the properties themselves are equally just as awful with this rule that you can’t change ANYTHING in your apartment or outside of it.

1 star rating is too high. I live at Hawk’s Point in Wyoming (since January 2022) I have gone to management for many different things such as smoking on balconies which lease says no to, door not working, and many other things. I even went as far as talking to Brad the regional manager and his response to everything was how will that look in court. They have late fees etc that Brad won’t take off our bills even with proof that I’ve never been late with rent. I have not had heat in main living area and Nancy always had a story about the problem. Maintenance said in June I needed a new thermostat, nothing happened, finally our new manager got warranty out October 31st, he said I need a thermostat, warranty came out again November 14th said I need a thermostat. Now our manager can’t seem to get warranty out here.
All I can say is after 11 months with no heat in main area of apartment is “How do you think that will look in court Brad?”
