Consider this if you plan on living here. We lived in market value, and the housing company is anything but affordable if that's what they even call themselves.
Our rent was 750$ for 3bd/2br in august 2017 until "September 2018." I'll explain quotes in a moment. At the time we thought the price was great, their star complex (moon valley apartments) tried to get us into a 2bd/1br unit for 737$ after telling us it was 615$ followed by 650$ and then 737$. This was all based on our income.
When October of 2018 came we were notified we were late on Septembers rent, which we weren't. I picked up rent at 11:12am on the 5th, it wasn't late til the 6th. Came home, signed it, dropped it off. We were told we were late on October's rent (which we were, we'd been very busy and goofed the date, we ate that late fee). The policy had changed without notice saying if we didn't pay rent and late fee all at once they would charge a subsequent 5$ per day for everyday the entire late fee(s) and rent wasn't paid. Very predatory and unethical.
On November 9th (or when the letter was dated, opened it on November 13th) we were given a notice that on December 1st the rent would be increasing by a massive 230$, and then followed would be increased on January 1st to 1045$. This is about right for a Boise/Mid-Meridian rent, but for a 3bd/2br "decentish" complex in Nampa, that's absurd. Regardless, the point I'm making is we received less than 30 day notice of rent even though in the lease we were told once we were month to month we would receive a 30 day notice of Rent Increase if it's above 25$. This notice was not 30 days for December 1st. They stated they had sent us a notice in two forms in June/July. The letter was dated for June 26th that it would increase to 980$ on September 1st which is when our lease agreement ended. The two forms, one was mailed to us and one was posted on our door. We didn't receive either. The first notice of this was the November 9th letter, which also stated we would not be held accountable for September, October and November's rent differential. Remember how I quoted September 2018 above?
Here's the thing. If rent was increased back on September 1st, why weren't we notified of the rental increase we failed to pay in October with the late fee shenanigans?
I received a call from the regional manager after leaving a voice mail stating the assistant property manager said the lease was still active just without the term and now is month to month. Followed by the Property Manager saying it was null and void. I contacted the Regional Manager to get the truth. He had informed me it was still active just in month to month. Which sounded right. He had also told me to stop harassing his employees. Which by the way I wasn't. I went downstairs to get a 30 day notice to leave from the assistant property manager. She had informed me I would have to pay the full months rent for December because of their Policy. I asked for a copy of the policy since no where in the lease did it state that. She had emailed me later that day they would "deviate" from their normal policy and pro rate it. Lol...Anyways. The day I spoke with the regional manager, the lead property manager called me once to confirm our future there if we were planning on staying, then had asked me to come down not once, but twice. So in neither circumstance was I contacting them.
TL;DR - This company is a sham, this is actually the 3rd (maybe the 4th) set of property managers this company has gone through for this complex. These people are out of their mind. Avoid at all costs. Do not rent from here, no matter how good it sounds. It'll only get incredibly stressful.
