This is absolutely the worst management company I’ve ever leased from. First I was in 1507 and the water pipes in the vacant apartment above me burst on Christmas Eve 2022. Even on the emergency maintenance line I wasn’t able to reach anyone. In the meantime the ceilings in my apartment were falling down and my apartment was under 3” of water. I finally called the fire department and they came and turned the water off.

I was basically homeless and they were in no hurry to repair damages and treat my apartment for mold growth that had occurred. I ended up moving into another apartment to avoid having to wait for the proper clean-up they weren’t willing to do.

So after 3 months of living in 1507 I had to go through the pain, suffering and expense of moving again. Insurance does’t cover moving expenses.

The first day I moved into my new 1 bedroom apartment, the toilet overflowed and then backed up into the bathtub. It took a couple of days to get this problem fixed.

Night before last (Wednesday night) my toilet overflowed again and backed up into the tub. I immediately went to the website and filed a maintenance request. When I got home from work Thursday there were 2 maintenance men in my apartment working to fix the problem. After a couple of hours I inquired about what they were doing/finding. They responded that they weren’t able to fix the problem and had even made it worse. They told me they had contacted a plumber who would be there that night.

They never showed up, so Friday morning I called the office and talked to Genevieve. She seemed confused about what was happening or being done and said she would notify the plumbers. I hadn’t heard back so I called again about 2 pm. I explained the whole scenario to her and she said she would need to talk to the maintenance men to find out what was being done. I asked her to call me back ASAP to let me know the status. I never heard back.

I called back around 4 pm and got the voice mail. I left a message for Michelle and haven’t heard a thing

The lease says that if you live in an apartment with only 1 bathroom, a clogged, non-working toilet is a maintenance emergency. This is the third day and I’m living, again, in unhygienic conditions.

Other than the terrible management and maintenance, I love my apartment. I can hardly stand the thought of moving again, but the management here is the the least capable I’ve ever seen or experienced. I wouldn’t recommend these apartments to anyone!

This is an amazing management company. I myself have experienced horrible experiences with other companies and have heard of friend’s experiences but WILLMAX without a doubt takes care of their residents and from I hear from the office employees, they are also taken care of.

#1 The residents that reside with Bear Creek @ Harwood received a letter stating the late fee charge would change May 2022. (increase) going from a flat rate to a percentage.
#2 When I spoke to the office Asst. Manager she stated she had to get back with me to let me know what paragraph stated they could increase a late fee while the residents where in a current lease. (I read the lease no such paragraph however it does say " Community Policies can be changed with proper notice during a lease term. Dollar amounts may not be changed.
#3 I spoke with Brian McMakin on 3/8/2022 at 11:53 am and Brian stated that their Attorney said it was okay to send the letter out. He also stated if the residents are not aware of the law they can make a change. I repeated what Brian said back to him. I was in total disbelief...in other words too bad if the residents do not know we legally cannot make a change will will do it anyway. #4 I asked for the owners name or the corporate office Brian declined to cooperate. He did mention that he spoke to the VP Judy McMakin and she was aware of the concern.
So if a Landlord will illegally take funds from you... what does this say about their INTEGRITY!!!

When I moved into Villa Del Mar last year I loved it. Since then Mgmt had changed and the new property Manager is rude and unprofessional. She talks down to you and when she's proven wrong she gets defensive. I will not be renewing my lease here. I miss Mgmt that was here when I moved in.

I rented an apartment from the Communities of Bent Tree a Willmax community with my mom. I began moving in and started filling out the condition form they requested back. When I first got to my apartment, a nice lady introduced herself as the neighbor and said “this is a nice place it’s quiet but it’s nice if you need a roof over your head”. Wondering what she meant, I paid a little closer attention. Not even one night spent at that apartment, I looked up into the air duct (wondering if there may be mold). Yes most certainly there was with a massive amount of water damage.

Usually when mold introduces itself on the surface, it’s already in the structure too. I have never noped out of an apartment faster than I did there. Thankfully I got out of that lease and am getting my money back. But for warning, check the air ducts people! Know what you are breathing in before you get sick, especially when we don’t need our immune systems compromised with COVID going around.

Also the railing on the balcony was originally not secured to the building, there was mildew on the balcony. I was expecting a move in ready apartment, not a fixer upper.

This company managed a property, Sunset Ridge in Westminster Colorado, up until about a month ago. They reported me as being evicted in September, even though my rent was paid and I am still in the very apartment they say that I was evicted from. They are shady at best and no one answers any phone numbers for them. There is no record of a judgment against me in the county that they claim the "court judgement" was based in, it is all lies. I am furious right now because this is harming my ability to find a new place. My lease is up next month and now no one will approve me with this phantom eviction over my head. I am considering contacting a lawyer, because they are not responding to phone calls or anything!

Alice is my favorite and I am excited every time I get to work with her again. All of their properties are well maintained and the staff is responsive and helpful. Additionally, John is so responsive I often get response to emails after hours and on the weekend. Great company!

My apartment is near the fence of the next door property, a Total Gas & Oil gas well site. They have an almost constantly running compressor near the property line that is very noisy. Villa Del Mar (Wilmax) management has not even checked out the noise, much less discuss it with the Total people. I had to do everything, from getting to the correct person at Total and also communicating with the city (Arlington, TX) gas inspector. Wilmax offered to let me move at my expense into an apartment that is smaller, or into another apartment for $200 more per month. That other apt was close to the street, and with single pane windows it is very noisy. On the other hand, the office is fairly quiet, because I was told it has dual pane windows. So., apparently it is ok for tenants to have noise issues, and not the people in the office. Also, trash dumpsters are often overflowing and cars are free to blast music at all hours of the night.
